It is a real price from our pricer, run on the numbers you enter. It becomes an offer once underwriting verifies the property, the budget, your credit, and your experience.
No. The FICO score you enter is only used to place your scenario in the right pricing bracket. We pull credit only after you send a deal and authorize it.
No. Cash to close is everything you bring to the table: the down payment (purchase price less the purchase advance), origination points, the underwriting fee, and any part of the rehab budget the loan does not fund. It does not include title, escrow, or other third-party closing costs, which vary by property and closing agent.
The most common reasons are a FICO score under 600, a loan amount below our minimum, or an after-repair value that does not support the project cost. Guidelines change, so if you are close, send the deal and a loan officer reviews it by hand.
Your sizer numbers and the offer you picked go to a loan officer with your name, mobile, and email, so you do not retype them. The loan officer texts you two proposed call times. Reply with the one that works and it goes on the calendar; if we do not hear back within two hours, the loan officer calls you at the first time. Qualified deals get a preliminary term sheet the same day.
* The estimate depends on the accuracy of what you enter. Flipmax verifies the property, the budget, credit, and experience before issuing terms. Differences between what you enter and what underwriting finds change the offer. Rates, points, and leverage vary by state, loan type, and property. Loans are for business purposes only.
